We typically consider residential plots above 2,000 sq ft in Bhubaneswar and surrounding areas — particularly in high-growth corridors like Chandrasekharpur, Patia, Nayapalli, Infocity, and adjacent zones. Clear title is essential. We conduct our own legal due diligence and present a development proposal within 7 days of your initial enquiry.
JDA structures vary by land size, location, and development potential. The most common arrangement is a revenue share (typically 25–40% to the landowner depending on land value and project scale) or a unit-sharing model where the landowner receives a fixed number of completed apartments. All terms are negotiated, documented in a formal JDA, and registered. We are fully transparent from the first conversation.
The entry point for investors in Emperean projects is the booking amount for a single unit — typically ₹5 Lakhs — with the balance paid on a construction-linked schedule. There is no separate investor class or minimum block purchase requirement. Many of our buyers are investors who book early at pre-launch pricing and benefit from appreciation by the time of possession.
Commission is calculated on the agreement value of the booking and credited to your registered bank account within 30 days of the buyer's booking confirmation and initial payment. We do not hold back commissions pending full payment from the buyer. You earn on booking — not on possession.
